Frequently Asked Questions

Renovo Homes FAQ answers common questions about selling land in Wilmington and across New Hanover, Brunswick, and Pender Counties.

If you are thinking about selling land, it is normal to have questions.

At Renovo Homes, we talk with landowners every week who want to understand how the process works, what information we need, and whether a direct sale makes sense for their situation.

General Questions

Do I need to clean the lot before selling?

No. In many cases, you can sell the land as-is. You do not need to clear brush, remove trees, or make the lot look market-ready before reaching out.

What if there is no street address, just an APN?

That is totally fine. If you have the parcel number, tax ID, or even a basic location, we can usually review the property from there.

Do I have to pay commissions or fees?

No. Renovo Homes buys land directly, so there are no agent commissions, listing fees, or closing costs charged by us.

Can I sell even if I live out of state?

Yes. We work with out-of-town and out-of-state owners all the time. In many cases, the process can be handled remotely.

What if the property has problems like access, zoning, taxes, or flood issues?

We will still take a look. We are builders, and we are used to evaluating tricky land situations. Not every parcel is the same, and we understand that some lots come with extra questions.

Process Questions

How does the process work?

The process is simple.

Step 1: You send us the parcel address, APN, or basic details you know about the property.

Step 2: We review the lot, location, surrounding area, and whether it fits what we are actively buying.

Step 3: If it looks like a fit, we follow up and discuss next steps with you directly.

Step 4: If the offer works for you, we move toward closing on a timeline that makes sense.

How quickly can you review a property?

That depends on the parcel, but in many cases we can review the basic details pretty quickly once we know the address or APN and the general location.

Do I need to get a survey first?

Not always. If you already have a survey, that can be helpful, but many owners do not. We can often begin reviewing the parcel without one.

Do I need to know the zoning?

No. If you know it, great. If not, that is okay. We can usually research the basics as part of the review process.

Do you buy inherited land?

Yes. Inherited land is one of the most common situations we see.

Do you only buy buildable lots?

We look at many different kinds of land. Some lots are clear and buildable, while others may have more questions around access, utilities, flood zones, or development potential. We review each property based on its own characteristics.

Why Sellers Choose a Direct Buyer

Why do some sellers choose a direct land buyer instead of listing with an agent?

Selling land is different from selling a house. Vacant land usually attracts a smaller buyer pool, and buyers often ask more technical questions about zoning, access, utilities, flood exposure, surveys, and buildability.

For many owners, a direct sale feels simpler because it avoids the listing process, agent commissions, and the long wait for a retail buyer.

Why does working with a local builder matter?

Local knowledge matters because land values can change a lot based on the location, frontage, access, flood considerations, surrounding development, and how the parcel fits the market.

A lot in Wilmington is different from a lot in Leland, Hampstead, Southport, or Burgaw. Working with a local builder means you are talking with someone who understands those differences.
